Planned Parcel B building tweaks design, adds drive through

The proposed office building on Parcel B is getting closer to reality - albeit slightly smaller and with a new feature.

Gardner Co. has submitted a revised design review application for the five-story office building on its Pioneer Crossing development on the southwest quadrant. The overall square footage has been reduced by 18,000 square feet - and a new drive-through is proposed along the east side of the building.

Gardner Co. executive VP David Wali tells BoiseDev the drive through application is for a potential bank tenant.

The plans also call for the removal of a service driveway on the western side of the building - to be replaced by a landscaped berm. 

The office building will be joined on the large site by a parking garage which is nearing completion, a Hilton Garden Inn under construction and a future Panera Bread drivethrough.

Parcel B is located on the block bounded by Front St., Myrtle St., 11th St. and 13th St.

The video shows the first three floors of the parking garage at 10th and Front St. poured. The garage will eventually be either four or five stories - depending on the outcome of a request with the City of Boise.

The future Hilton Garden Inn location at 11th and Front has about the first floor framed in. Eventually that hotel will feature 132 rooms over five floors.

Construction has not yet started on a planned Panera Bread or future six-story office building

Parking boom? In-progress garage could go higher, bigger

The market for parking spaces in Downtown Boise is booming - and a prominent developer is looking to capitalize.

Gardner Co. has applied to expand the parking garage they are already building at 10th St. at Front St. 

The application with the City of Boise would expand the garage from its current four stories to five levels - adding an additional 218 spaces in the process.

The application letter indicates the garage was originally planned to be up to six stories in the future, but says demand already is in place to add another story now.

The Capital City Development Corporation has an agreement in place to use 250 of the spaces. In total, the structure would have room for 829 vehicles if approved.

The change to the project will have to again go through Boise's Design Review process and is slated for a hearing next month.

Panera drive-through planned for Pioneer Crossing/Parcel B

Gardner Co. submitted plans with the City of Boise to develop the restaurant pad site at the corner of 11th St. and Myrtle St. with a Panera drive-through.

The bread and sandwich chain began its March across the Treasure Valley with a location in Nampa in 2015. Locations in Meridian and by Boise Towne Square followed.

The 5,000 square foot restaurant would feature indoor seating, a patio area and a drive-through. It will have seating for about 120 people.

It will have to secure a conditional use permit and undergo design review with the City of Boise.

It would be immediately south of the parking garage on the site. A hotel and six-story large office building are also under construction at Pioneer Crossing.
